Looking for somewhere I can rent out most of the year then use a month myself really!

Hi John, there are a couple of places I could recommend but there are several factors to think about:

Have you researched the different areas, there are two areas we are seeing lots of activity in, Hurghada and Sahl Hasheesh.

Hurghada is the main area and the one with lots of properties and is more well known, Sahl Hasheesh is a multi-million pounded gated resort being built from scratch, but is very big 42 million m2. It is going to have an excellent infrastcructure and is very up market, please have a look at this website for more information http://oldtown-sahlhasheesh.com/

You can also get guaranteed rentals on some, but need to be careful with these as some are just a marketing ploy and don't appear on completion. Have a look at the links below to a couple in Hurgahda and a couple in Sahl Hasheesh, if you need anything else please let me know.

Royal Beach

This has studio's, 1, 2 and 3 bed apartments and has guaranteed rentals of 31.5% NETT over 5 years and is beach front, which is rare in this area giving good capital potential as well as rentals. You get 3 weeks personal use. From £39,100

Samra Bay Marina and Spa Resort

This has studios, 1 and 2 bed apartments and has a guaranteed rental return of 55% NETT over 8 years with a guaranteed developer buy back of 125% after the 8 years if required. This works out at an 8% per annum return plus you get 15 days personal use per year. Again beach front near all the 5 star hotels, private beach/marina and 5 star on site hotel. From €60,000

Sunset Pearl Luxury Beach & Golf Apartments

In Sahl Hasheesh and completed, with studio's, 1, 2 and 3 bed apartments, guaranteed rentals of 7% Gross, about 6% NETT for 3 years, rental companies predicting better returns if rented out privately. As it is completed you can use, rent out straight away, great location surrounded by a golf course and with sea views from most apartments. From £50,000

Mamma Mia Golf and Spa Resort

This is one of my favourites and has 1 and 2 bed apartments, fantastic price for Sahl Hasheesh, a fraction of surrounding properties. No guaranteed rentals but the potential for capital and rental returns is excellent, it overlooks one of the 5 golf courses and is minutes from a 600m beach and world class diving. From £35,000

Hi Tim, not sure where you were looking but we have never come across any government issues. There are plenty of issues with dodgy builders/agents as anywhere in the world but as long as people do their research and homework it is a very easy process.

I have a place in Sharm El Sheikh in Egypt. Bought it about 3 years ago and it's doubled in value already. Plenty of scope to rent out to locals/divers/other workers and holiday makers etc.

Weather is fab and it's still up and coming in Nabq Bay where I bought which has good longterm investment potential rather than Naama Bay where the prices seems to have settled due to saturation.
