We work with individuals and companies that have cash in bank earning very poor returns. Typically these are “cash rich time poor” and with little or no experience in property investments. 

We work with property owners whose property no longer meets their needs. In these situations, closing a quick sale is often far more important than the selling price.

Ekcle will provide, you the investor, with a profitable property investment at a discounted price. We have experienced local finance and legal partners available if required. We also have a team of experienced tradespeople available to carry out any improvement works required.

ABOUT IAN GRIFFIN

 

Background

 

I spent my childhood in Brighton, then went to University in Manchester. I moved from Yorkshire to Essex in 1987. I live in Colchester and I am a director of Ekcle Ltd. ‚Äč I am happily married with 2 children and 3 grandchildren.

 

I am a full time property investor. I am an engineer by profession, and a qualified Domestic Energy Assessor and Green Deal Advisor. I have over 25 year’s property experience. This experience includes large Commercial and Retail estates together with social and private housing. I have a portfolio of properties that provide a regular source of income.

 

Personal Attributes

 

People would say that I am reliable, honest and trustworthy. I believe in being punctual for meetings and have had the good fortune that has enabled me to develop and grow long term business and social relationships.

 

Every person that I meet is different and completely unique. I take time to listen to them, get to understand their needs and to offer innovative “out of the box” solutions.

Property Management

Effective property management is all about planning, effective communications and people management. These skills are evident through a variety of past investment projects. These include:

  • The management and letting services for a rental property in Colchester
  • The conversion a residential house into a 5 bed student HMO complete with Council licensing
  • The completely renovation of a repossessed house. This was part” Manage” and part “Hands On”
  • The provision of a Serviced Accommodation facility
  • The preparation of Tender documents, contractor appointment and management for a house rewire

 

Practical Skills

 

Although Ian doesn’t have any trade accredited skills, he has a wide range of self-taught practical skills. These include:

 

  • Car Maintenance: Mechanical and electrical repairs, welding, bodywork repairs and paint spraying
  • Heating and Plumbing: Two complete central heating systems
  • Electrical: Power and lighting alterations. Control system installation
  • Kitchens: Complete kitchen replacement with new cabinets, worktops and plumbing
  • Insulation: Internal wall and loft insulation
  • Internal work: Local plastering repairs, painting and decoration, tiling
  • External work: Fences, gates, decking, paving, shed bases, slate beds, laying turf and making timber planters

Professional relationships with other organisations

Ian has completed many training courses. He keeps up to date with current developments in the field of property investment and development and changes in property law and taxation. This is achieved through networking, webinars, studying on line and reading. . The journey of learning and discovery continues and will never cease for him; like in any other field, it is the key to success…

Ian is in a long term mentorship with established and very successful investment companies including Liam and Jay at Assets for Life and also with Mark I‘Anson Training.  Ian attends regular property networking meetings to share knowledge and learn from the successes of other property professionals. This includes the Essex Property Network, Progressive Property Network and Property Investors Network.
