I wonder if anyone can help me or point me in the right direction please.
Been trying to sell my husband's house for approximately 8 months now, believe its on the market at a competitive price but had a few low offers and nothing else.
We have tenants living there which means the decor and presentation isn't ideal (or certainly isn't how I would like to present the house!). I am not sure if this could be putting people off, or can people see past it?
The Estate Agents say its fine as it is, but its not selling!!

I think the keyword here is neutral. If the decor is to somebody elses taste, i.e. your tenants, and there are some of their posessions lying around it makes it much harder for someone to imagine living there.
If you wouldn't want to present the house the way it is then it probably means if you walked in you wouldn't want to buy it either!
Estate agents are going through a tough time at the moment and probably want to try and sell the house, if that means selling it now at a lower price then so be it. They probably don't want you doing any work or changing anything because that means they'd have to take it off the market while you sort it.
My parents have the same problem at the moment, they've been trying to sell theirs this year but nobody wants to buy and they've made all the changes that have been recommended!

Hope I can help, this is what I specialise in!
Judging by what you say the tenants in the house are likely to be one of the main problems..they have no reason to tidy up, get rid of last night's takeaway, clean the bathroom or present the house for sale in anyway at all.
When selling a property first impressions are vital...most viewers make a decision to buy (or not) within 60 seconds of walking through the door and NO people will not see past the decor, mess, etc unless they are looking for an absolute bargain and then are only likely to place silly offers ..which is what I assume you have been receiving?
The agents may say it is fine but if the house has been on the market for 8 months it will now be seen as a stale property and those searching in your area are likely to have seen it on Right Move, either been to view, are hanging on to see if you drastically lower the price or have simply discounted it from the image presented on the web. I assume also that you are most likely have been told to reduce the price for a quicker sale?

The property market has obviously slowed down but things are still selling ..to be a winner however, you will need to take a more proactive approach and there are certain things that will definitely help..Matthew's suggestion of neutral decor is one but to get the price you want to achieve, buyers will need to see 'value' and want to buy into the 'lifestyle'...there are lots of things that you can do and most of them shouldn't cost much to implement

Talk to Helen Silver - she is an absolute star and helped a friend of mine sell a house that she was having problems with - it had been valued at less than she's paid for it, Helen wove her magic and the house sold for more than it had previously been valued! It will take work though - most buyers don't see through out-dated decor and other people's stuff.

Houses are still selling, a lot of estate agents don't have experience of a falling market though, and that is what we have at the moment.
Helen will sort out what the house looks like for sale. Make sure it stands out on rightmove with a really striking photo as well, you have to distinguish your house in this market.
Think about the price too. Don't get too precious about it. Prices are falling, other people might not have noticed so get your price reduced to sell. Prices will fall further over the next couple of years so it is worth securing a buyer now.

Everything will sell if the price is right. In my experience the reason something doesn't sell is the price is too high.
I agree with Lee, if an estate agent doesn't sell it immediately then worth a change as they'll put less and less effort into it.

I agree with moving Estate Agents however, is it possible to meet the prospective buyer and show them around the house your self?
Could your current tennant be causing the problem, he or she could be leaving a mess to avoid he or she having to move on, does you current tennant what to buy the property, you may have to make a decision to say goodbye to them to get a sale or is money tight?

Thanks for all your advice, I have taken on some good advice from Helen and we are going to take the house off the market for a bit, get it looking a lot nicer and eventually put it back on the market later in the year. We have already been with three different estate agents so I dont feel that changing again will help us!
