Terms To Let

Our preference is to let as a whole or by floor. Consideration will be given to letting the rooms individually. Available by way of a new lease(s) or licence for a term, to be agreed at an initial rent(s) from £8-10 per square foot per annum exclusive. Vat will be chargeable on the Rent. A deposit will be required equivalent to one month’s rental and rental payments to be made monthly or quarterly in advance. Depending on the length of lease term agreed rent reviews will be three or five yearly. The Tenant will have an internal repairing liability and be responsible for all outgoings to include business rates and any individually metered utilities.

There will be a separate “service charge” payable to cover utilities, the cleaning, lighting, operation and maintenance of the common parts including kitchen and toilet areas and cleaning of external window panes to elevations and annual emptying of the cesspit serving the property and management of the above, apportioned on floor area basis.
